WATER:

                      This farm offers some of  the cheapest  water / acre cost  of any land  on the tract that is  sprinkler irrigated.    The benefits of the canal system  GREATLY  reduces the  power  requirements for water application.

                        275    SHARES..... Mountain Home Irrigation district   CANAL WATER.   This water costs  $34.00 / share for maintainence  of the system and  requires pressurization costs  for the  sprinkler systems found on the farm.   Approx $30. /acre pressurization cost to apply cananl water.
                        4 . 22  CFS  .....water rights equal to approx 212 miners inches / sec of ground water also included  in the  sale.......This is adjudicated as supplimental  water  thru the  ISDWR  and is  available for use from 4/1  to 11/1 of each year.    The water is pumped from  a deep well located  on the home site and  is  pumped with a  350 hp centrifugal pump from  an approx.  static level of  325 ft.    The pump is set at  approx 380 feet and  has been used annually with great success.    There is possible relocation of water right.
                         2   seperate pump station for pressurization of canal water are located along the  canal system.  One station  comprises  a  75 hp  turbine pump that has capacity to pump approx 200 inches  at 50 # preassure,  and the other station has 3 pumps..... 2 - 20 hp and  1 - 30 hp  centrifugal pumps for adjusting the flow as demand may dictate.      For year 2003 these pumps   produced a total of 140 inches  flow  pushing it against the load from the higher level pump.
                         All main lines are connected  and range in size from 10 to 6 inches depending on location and demand.    All pump stations have the  ability to run at the same time and  / or independantly and can be adjusted to the needs  of the demanding  flow.


 

IRRIGATION EQUIPMENT:

                         The water is managed with 3  new (2003)  VALLEY pivots  and  approx  25 ,  1/4 mile long ,   ball and socket hand lines for  the corners.   All equipment will be included in the sale including  pipe trailer,  hand lines and   1/4 mile  of 4" portable  main line.
                         Deep well pump panel was updated in 2003 with a new  mag starter $6500.oo  complete and  the lower  pump station was  moved and   updated the same  year.
                          A new  12 inch gravity line provides the water to the lower  pump station after removal of  an existing  power line  to allow  travel   of   the pivot for maximum land coverage.

CROPS:

                          The farm has  grown spuds, beans, grain, sugar beets, and is  currently seeded to  alfalfa.    120 acres of  new seeding , year 2003, and   the remainder is  2 year old alfalfa   seeded in 2002.     There is some residue of  timothy  grass in the larger  pivot as that field was converted to alfalfa in 2002 after  attempting  a spray out procedure  of the grass.      With the  placement of the new  pivots, the rotation can now include  corn and any other crop one feels compelled to raise.
                           There has been construction of  a new  5000 cow dairy just 6 miles away and  another to be  constructed in the very near  future,  that should provide a good market for any feed  crops that might be grown
